The escarpment decides the specification here more clearly than anywhere else on this site. On the Edwards limestone through Cedar Park, Bee Cave and Lakeway, a slab sits on rock, moves very little, and a crack-isolation membrane is a reasonable belt-and-braces choice. On the Taylor Marl through Hutto, Pflugerville, Manor and eastern Round Rock, the slab moves seasonally, a shrinkage crack will telegraph into a rigid tile field, and the membrane stops being an upgrade and becomes the specification. The same tile in the same house plan is two different jobs eighteen miles apart

Three things about this corridor that change the answer

Every claim below would be wrong in another Texas metro. That is the test we hold them to — a fact that reads fine anywhere is not local knowledge, it is filler.

The escarpment decides your floor before you do

The Balcones Escarpment runs north to south through the middle of this service area and splits it into two different worlds. Up on the Edwards limestone through Cedar Park, Liberty Hill and Bee Cave, a slab was poured on rock. It does not swell in a wet spring and it does not shrink through a drought. If it is out of level, it was placed that way during a fast build, and a morning with a grinder corrects it permanently.

Eighteen miles east, on the Taylor Marl through Hutto, Pflugerville and Manor, the same slab from the same builder sits on clay that moves every single year. It is out of level because it moved, and it will move again. Rigid tile telegraphs it. A floating floor rides it.

Same house plan. Opposite answer. It is the first thing we establish and it is why we will not price a floor over the phone.

How we read a slab

Leander, Cedar Park, Hutto and Liberty Hill added housing between 2005 and 2024 at a rate very few places in the country matched. Nearly all of it went in with builder-grade carpet through the living areas and thin tile in the wet rooms.

That carpet is now fifteen to twenty years old across entire subdivisions simultaneously. It is why the most common job here is the same one over and over — carpet out, rigid-core plank in, with the substrate work sized to which side of the escarpment the house sits on.

It also means your neighbours are getting quotes. Ask them what their substrate line said, because that is where two bids for the same room diverge by thousands.

Cedar season is a flooring decision

From late December into February, Ashe juniper pollen counts across the Hill Country are among the heaviest recorded for any allergen anywhere. A fifteen-year-old carpet is a reservoir for it.

That is a physical reason, not a marketing one, and it is behind a large share of the plank work booked here in January. It also changes the sensible answer about which rooms keep carpet: hard surface through the living areas, carpet where people are barefoot, is the balance most families here settle on.

Three things decide where a job lands inside those bands

Which side of the escarpment the house is on

This is the biggest single swing on a quote here, and it is geological rather than negotiable. Up on the Edwards limestone through Cedar Park and Bee Cave, a slab that is out of level has been out of level since the pour, and correcting it is usually a morning with a grinder. Out on the Taylor Marl through Hutto and Pflugerville, the slab moves with the season and the same room can need a levelling pour and a crack isolation membrane before a tile goes down.

What has to come up first

Tear-out is priced by what is bonded underneath, not by square footage. Floating laminate lifts in an afternoon. Glue-down vinyl plank fights for every board. Thinset tile over a slab is the expensive one, and pre-1985 sheet vinyl with a felt backing is not a demolition question at all — it is a testing question, and it gets answered before anything is disturbed.

What the meter says

A slab that reads high is not a reason to walk away, but it is a reason to change the specification, and finding that out on the day of installation costs more than finding it out before the material is ordered. Relative humidity probes to ASTM F2170 take 72 hours to equilibrate, which is why an honest estimate for a glue-down floor is never written the same afternoon as the first visit.

None of that is knowable from a phone call, which is the whole reason we measure first. An hour on site replaces every band above with a figure: what your slab reads on a meter, how far off level it runs, what is under the existing floor, and what the work comes to once all three are known.

Why will you not quote a floor over the phone?

Because the number would be fiction. Two identical houses eighteen miles apart in this service area need different substrate work — one sits on limestone that has never moved, the other on clay that moves every season. Until someone has put a straightedge and a moisture meter on your slab, any figure is a guess, and guesses get corrected mid-job in one direction only.

What is on an estimate from you?

Do you serve my area?

Possibly, but the first job is finding out whether it is a floor problem at all. If doors have started sticking or grout cracked in the same season, we will tell you that before quoting rather than after.

How soon can you start?

It depends on the method more than on our diary. A floating floor over a sound slab can move quickly. A glue-down floor waits on in-slab humidity probes, which need 72 hours to read true before material is even ordered, and a levelling pour has a cure that cannot be shortened. We put the start date and the cure days in writing, because cure days are the part most schedules quietly leave out.

Do you take on repairs, or only whole floors?

Repairs are their own service, not a favour we do around larger jobs. Board replacement, a failed section of plank, tile that has come loose, and the drying and reinstatement work after a leak or a supply-line failure are all things we quote on their own. Where a repair is not the honest answer we will say so: if the same failure is spreading across a room, patching it buys a season and costs you the price of doing it twice.

What happens if you find something worse once the old floor is up?

You get told before anything else is done, with the cost of the fix as its own line and the option to stop and think about it. Tear-out is the first time anyone sees the real condition of the subfloor, so occasionally it does change the job — a rotten section under a dishwasher, or a slab that reads far wetter than the surface suggested. What should never happen is that discovery arriving as a larger invoice at the end. Nothing gets added to your total without your say-so first.

Can we stay in the house while the work is done?

Usually, but not in every room and not on every method. A floating floor going into a spare bedroom barely disturbs the rest of the house. A full sand and finish is different: that room is out of use, the dust containment has to stay sealed, and the finish needs its cure time before furniture goes back regardless of how dry it feels underfoot. We tell you which rooms are unavailable and for how many days as part of the quote, so you can plan around it rather than discover it.

Do you work with landlords, property managers and businesses?

Yes — commercial flooring is one of the ten services, and turnover work between tenancies is a regular part of the book. The priorities are usually different from a homeowner’s: a durable specification, a schedule that fits an empty unit, and paperwork that a manager can file. The estimate is itemised the same way, which matters more on a portfolio than on a single house because it lets you compare one unit against the next.

How should I get ready for the measure?

Very little is needed. Clear enough floor that a straightedge can sit down in a few places in each room, and if you know anything about the history — a past leak, a slab repair, a floor that was laid over an older one — have it ready, because it changes what we look for. If you have quotes from anyone else, showing them is genuinely useful: it lets us point at the line where the two differ instead of leaving you to guess.
