The grinding is the job
Everything that goes wrong with a garage floor coating goes wrong at the bond, and the bond is decided before any product is opened.
A coating holds on mechanically. It needs a profiled surface to key into — an open, textured concrete face measured against a published concrete surface profile. Diamond grinding produces that by removing the closed, burnished top layer a power trowel leaves behind.
Acid etching does not. It roughens the extreme surface and leaves the burnished layer largely intact, plus residue that has to be neutralised and rinsed. It is faster, it is cheaper, and it is why almost every peeling floor we are asked to fix was etched rather than ground.
So the grinding, the joint detailing and the spall repair are the job. Choosing the colour takes an afternoon.
What a boom-era slab brings with it
Garage slabs in this corridor are overwhelmingly post-2005 and were placed fast during a building boom. That shows up in two specific ways that matter to a coating.
Heavy trowel burnishing. A slab finished hard and finished late has a very closed surface. It has to be ground more aggressively to reach profile, which is real machine time and belongs on the estimate rather than being discovered on the day.
Late-cut control joints. Where a joint was saw-cut after the concrete had already begun to shrink, the slab has usually cracked adjacent to the joint instead of at it. That is a repair, not a fill, and coating straight over it puts a visible line through a new floor within a year.
Moisture, and why the test comes first
Moisture vapour transmission is the leading cause of coating failure on a slab, and it is not something you can judge by looking at a floor or by how old the house is.
Up on the Edwards limestone, vapour drive through a garage slab is often low and a straightforward system performs well. Out east on the Blackland clay, the same slab can carry a genuine vapour load through a wet season. A coating applied there without an assessment lifts in sheets within a couple of summers, and it takes the money with it.
The test is quick relative to the cost of getting it wrong, and it decides whether a moisture-tolerant primer or a full vapour barrier belongs in the specification.
Hill Country garages run hot
This is a genuine local constraint rather than a talking point. A west-facing garage door in Leander or Liberty Hill in August puts the slab well outside the application temperature window for standard epoxy, and a coating applied outside its window cures wrong regardless of how carefully it was mixed.
It is a large part of why polyaspartic and polyurea systems dominate here. They tolerate a much wider temperature range, they return to service far sooner, and they are UV stable — so they do not amber where afternoon sun reaches through an open door, which unmodified epoxy reliably does.
Where a slab is genuinely too hot, the answer is to schedule the work for the morning or the season rather than to push on and hope. We will say which.
Polished concrete
Mechanical rather than chemical: progressive diamond grinding through increasing grits with a densifier hardening the surface as it goes. The finish is the concrete itself, so there is no bond line to fail and no film to peel. It wears through use instead of failing at an interface.
Two decisions set the look. Aggregate exposure — a cream polish that keeps the surface skin, a salt-and-pepper exposure, or a full aggregate exposure showing the stone. And final grit, which sets the sheen from a soft matte at 400 through a mirror at 1500. More passes means more cost and more gloss, and it is worth seeing the levels in person because photographs flatten the difference.
The commercial side
The commercial demand here comes from technology and healthcare rather than from distribution warehousing. Data halls, lab-adjacent space, and the supplier and services units following the semiconductor build-out around Taylor and along the Parmer corridor specify these floors on engineering criteria — mil thickness, chemical resistance, joint treatment and rolling load — rather than on appearance.
That is a different quoting conversation and we treat it as one, phased around whether the space can actually be emptied and for how long.
Anti-slip
Aggregate broadcast into a topcoat, or a topical treatment, for ramps, wash bays, commercial entries and anywhere that gets wet. Specified against a wet dynamic coefficient of friction rather than against how a dry sample feels underfoot in a showroom, because those two things are unrelated.
