Why there is a commercial page here at all
The demand in this corridor comes from technology and healthcare rather than from distribution warehousing, and that makes it a different specification problem from the logistics work that dominates other Texas metros.
The 183A toll corridor, the Parmer Lane campuses, and the supplier and services build-out following the semiconductor investment around Taylor generate a steady flow of office, lab-adjacent, clinical and light-industrial floors. Those spaces are specified on cleanability, static behaviour, chemical resistance and rolling load — not on square footage and not on how a sample looks in a folder.
Williamson County’s healthcare build-out has tracked its population growth closely, which is why medical and dental fit-out is a disproportionate share of this work. That is welded-seam sheet resilient with coved bases, and it is its own trade.
Folding all of that into the residential pages would have produced a page that converts neither buyer.
Phasing is the constraint, not area
On almost every project here, the schedule is set by when we can be in the space rather than by how big it is.
A clinic cannot close. A restaurant loses an evening it cannot get back. An occupied office needs the floor to come back into service desk row by desk row. A lab-adjacent space has access rules that have nothing to do with flooring.
So we walk the space first, agree the phasing against your operating hours, and write the programme backwards from that. Each phase is returned to service before the next one starts. Out-of-hours and weekend work appears as its own line on the estimate — priced openly rather than absorbed and then raised as a variation once the job is underway.
Slab moisture, enforced
This is the single most consequential difference between commercial and residential work in this market, and it is a live problem rather than a formality.
Fast-track tenant improvement in a new building routinely puts flooring over concrete that has not finished curing. The slab looks dry. The programme is under pressure. The floor goes down, the adhesive is compromised from below, and the failure surfaces six months after handover — long after the contractor has demobilised and while the tenant is fully occupied.
We test to ASTM F2170 across the area rather than at one convenient corner, we give you the readings, and where the slab is not ready we say so in writing. Commercial manufacturer warranties are conditional on that documentation, and it is the first thing asked for when a claim is made.
Specifying against the clean
The single most useful question on a commercial floor is not what it looks like. It is what will be done to it, nightly, by someone who was not part of this conversation.
An autoscrubber with the wrong pad, a quat-based disinfectant on the wrong resilient, or an aggressive alkaline cleaner on a polished surface will take years off a floor that was correctly specified in every other respect. So we ask about the cleaning contract, the chemicals in use and the equipment on site, and we specify against that reality rather than against an ideal maintenance regime nobody is funded to deliver.
The maintenance schedule is handed over at completion, because the warranty is conditional on it and because a floor no one was told how to look after is a floor that fails early.
What we install
Carpet tile. Modular, replaceable tile by tile, and installable in phases around occupied desks. The argument for it in an occupied building is overwhelming and it gets stronger over a ten-year lease.
Commercial LVT and glue-down resilient. Specified by wear layer and traffic classification rather than appearance, over a slab that has been tested and flattened.
Welded-seam sheet resilient. Medical, dental and clinical, with heat-welded seams and site-formed coved bases so the floor cleans as one continuous surface.
Quarry tile and urethane cement. Commercial kitchens, with the slip resistance and coving a wet kitchen requires, specified against a wet dynamic coefficient of friction.
Polished concrete and industrial coatings. Light industrial and lab-adjacent space, specified on mil thickness, chemical resistance, joint treatment and rolling load.
Rubber and sports surfaces. Gym, studio and multi-purpose, chosen on force reduction and point elasticity for the activity that will actually happen on them.
Accessibility
Transitions, thresholds and changes in level are ADA matters on commercial work, not detailing preferences. Where a material change produces a height difference, it gets resolved with a compliant transition rather than a trim strip that happens to fit — and where an existing condition is already non-compliant, we flag it at survey rather than tiling up to it.
