Those spaces are specified on cleanability, static behaviour, chemical resistance and rolling load — not on square footage and not on how a sample looks in a folder.

Williamson County’s healthcare build-out has tracked its population growth closely, which is why medical and dental fit-out is a disproportionate share of this work. That is welded-seam sheet resilient with coved bases, and it is its own trade.

Phasing is the constraint, not area

Slab moisture, enforced

This is the single most consequential difference between commercial and residential work in this market, and it is a live problem rather than a formality.

Fast-track tenant improvement in a new building routinely puts flooring over concrete that has not finished curing. The slab looks dry. The programme is under pressure. The floor goes down, the adhesive is compromised from below, and the failure surfaces six months after handover — long after the contractor has demobilised and while the tenant is fully occupied.

Specifying against the clean

The single most useful question on a commercial floor is not what it looks like. It is what will be done to it, nightly, by someone who was not part of this conversation.

An autoscrubber with the wrong pad, a quat-based disinfectant on the wrong resilient, or an aggressive alkaline cleaner on a polished surface will take years off a floor that was correctly specified in every other respect. So we ask about the cleaning contract, the chemicals in use and the equipment on site, and we specify against that reality rather than against an ideal maintenance regime nobody is funded to deliver.

The maintenance schedule is handed over at completion, because the warranty is conditional on it and because a floor no one was told how to look after is a floor that fails early.

Carpet tile or broadloom for an office?

Carpet tile, in almost every case. A stained or damaged tile lifts out and a spare goes down without closing the floor or matching a dye lot years later. It installs in phases around occupied desks, which broadloom does not. Broadloom still wins where a continuous field with no visible module is the design intent, and it is usually cheaper per square foot up front.

What makes a clinical floor different?

Welded seams and coved bases, so the floor and the first few inches of wall clean as one continuous surface with nothing for contamination to sit in. It is sheet resilient rather than plank, the seams are heat-welded rather than butted, and the coving is formed on site. It is a genuinely different discipline from plank work and it is worth confirming that a bidder has done it rather than assuming.

How do you specify a floor for a gym?

Against the activity, using force reduction and point elasticity rather than thickness or price. A free-weight area needs impact absorption and dimensional stability under dropped load; a studio floor needs a different elasticity profile entirely; a multi-purpose court is different again.
