Leander Flooring

Flooring Services Across Leander and the Northwest Austin Corridor

Ten services, grouped by what they actually do rather than by what they are made of. All ten begin at the same question, and it is not which plank you like: it is what the slab under it is doing. Drive twenty minutes across this service area and the answer inverts. Up on the Edwards limestone through Cedar Park, Liberty Hill and Bee Cave, a slab was poured on rock and barely moves — if it is out of level, it was poured that way in 2016 and it has stayed there. Out east on the Taylor Marl through Hutto, Pflugerville and Manor, the same slab rises and falls with the season, and a floor specified as though it were sitting on stone will telegraph every one of those millimetres. Same house plan, same builder, opposite floor.

Installation

New floors, chosen against the substrate underneath them rather than against the showroom sample. In this corridor that usually means replacing something a builder chose in 2011.

Installation

Luxury Vinyl Plank Installation

Rigid-core SPC and WPC plank over slabs, glued or floating, with the moisture and flatness work done first. This is the job this corridor buys most: builder carpet out, waterproof plank in.

This corridor is where vinyl plank matters most in Texas, and the reason is the build date rather than the material. Leander, Cedar Park, Hutto and Liberty Hill added housing at a rate very few US cities matched between 2005 and 2024, and nearly all of it went in with builder-grade carpet through the living areas. That carpet is now fifteen to twenty years old across whole subdivisions at once, and rigid-core plank is what it is being replaced with

Carpet Installation

Stretch-in broadloom, carpet tile and stair work, specified on pad density rather than on face weight — the pad decides how the floor feels and how long it lasts.

Carpet is the largest measured term in this entire niche and it is the one most flooring sites in this metro treat as an afterthought. In this corridor specifically it is also the biggest replacement market, because the 2005-onward subdivisions went in with builder-grade carpet everywhere and it is all failing on the same schedule

Hardwood Floor Installation

Solid and engineered wood over slabs and over joists, including the plywood overlay conversation that a slab-on-grade house cannot avoid.

Nearly every house in this corridor is slab-on-grade, and that single fact rules out the default American hardwood installation. Solid 3/4 inch wood needs something to nail into. Over a slab that means either a plywood overlay

Tile and Natural Stone

Large-format porcelain, local limestone and travertine, with crack isolation specified from the substrate rather than sold as an upgrade.

The escarpment decides the specification here more clearly than anywhere else on this site. On the Edwards limestone through Cedar Park, Bee Cave and Lakeway, a slab sits on rock, moves very little, and a crack-isolation membrane is a reasonable belt-and-braces choice. On the Taylor Marl through Hutto, Pflugerville, Manor and eastern Round Rock, the slab moves seasonally, a shrinkage crack will telegraph into a rigid tile field, and the membrane stops being an upgrade and becomes the specification. The same tile in the same house plan is two different jobs eighteen miles apart

Laminate Flooring Installation

Floating laminate with the underlayment and expansion detail done properly, for rentals, budgets and rooms where rigid core is more floor than the job needs.

Laminate remains the right answer for the corridor's very large rental market. The 183A build-out produced a lot of investor-owned single-family housing between Leander and Hutto, and a tenant-turnover floor is a genuinely different specification problem from an owner-occupier's

What this covers

Refinishing

Bringing back wood you already own. Worth doing where the stock is genuinely old — Hyde Park, Old Town Georgetown, Taylor — and worth checking the wear layer everywhere else.

Preparation

Grinding, pouring, metering and membranes. The line most quotes omit, and the one that decides whether anything above it is still flat in five years.

Repair

Burst lines, drought movement, cupping, soft spots and squeaks, diagnosed at the cause before anything gets replaced.

Coatings

Garage, workshop and industrial concrete, ground to profile and moisture tested before a single coat goes on.

Commercial

Offices, clinics, retail and light industrial along the 183A and Parmer corridors, phased around your access windows.

Work we take on that has no page of its own

13 further offerings are handled as sections rather than as URLs of their own. Strand bamboo, cork, salvaged longleaf and pattern parquet are all variations on wood installation and are priced there. Traction treatments and decorative slab finishes are stages of coating and polishing. Sprung studio and court surfaces sit under commercial work, because they are specified against an activity rather than against a room. Warm floors and sound-rated build-ups live with slab preparation, since both are decisions about what goes under a floor and both change its finished height.

Splitting those out would have produced a dozen thin pages chasing a handful of searches between them, and mostly competing with each other for those. Explaining each one where the decision actually gets made is more useful to read and considerably harder to fake.

Find out what is actually under your floor.

Bring us the room and we will measure it, put a straightedge and a moisture meter on the slab, and write the estimate up in parts — material, labour, tear-out, and whatever the substrate turns out to need. Four numbers instead of one lets you see where the money is going, and lets you hold any other bid to the same standard.
