DIY Vinyl Plank Flooring: What Goes Wrong

The plank is the easy part
Rigid-core vinyl plank is genuinely one of the more approachable flooring materials for a competent DIYer. Click joints go together predictably, the material scores and snaps with a utility knife and a straightedge, and there is no adhesive, no mixing and no cure time.
That is why so many people take it on, and why so many of the floors we are later asked to fix were installed by their owners.
The failures are not about the plank. They are about four things that happen before and around it.
Mistake one: not checking the slab
A floating floor does not follow the substrate. It bridges it.
Over a dip, the plank spans the void, and every step flexes the click joints across it. Rigid core is stiff but not infinitely so, and repeated flexing works the joints loose. The seams open, usually along the longest run, usually about a year in.
Manufacturers publish a flatness tolerance — commonly around 3/16 inch over ten feet — in the installation instructions that come in the box. Almost nobody reads it and almost nobody measures.
Borrow a long straightedge, lay it across the floor in several directions, and look for daylight underneath. If the gap is bigger than a credit card is thick over ten feet, that needs grinding or filling before anything goes down.
In this corridor a lot of slabs do not start flat. The 2005-2015 boom put a great many slabs down at speed, and up on the limestone through Cedar Park and Liberty Hill they were poured on rock that gave the crew no margin. Those slabs have not moved since, so what is out of level is out of level from the pour — permanent, and correctable, but there.
Mistake two: no vapour retarder over a slab
Concrete transmits moisture vapour upward, continuously and permanently. Sealed under a floor, that vapour has nowhere to go.
The result is condensation on the underside of the plank, mould at the seams, and a musty smell in a room with no spill to explain it — showing up somewhere between six and eighteen months later, by which time the fix is lifting the floor.
You need either a plank whose attached pad includes a vapour retarder, or a separate retarder film laid on the slab first, lapped and taped at the seams and turned up behind the trim at the perimeter.
Note the trap: an attached pad is not automatically a vapour retarder. Many are not. Check the specification rather than assuming, and never lay a second cushion pad under a plank that already has one — that flexes the joints beyond their tolerance and generally voids the warranty.
This matters more out east on the Taylor Marl and Blackland clay, through Hutto, Pflugerville and Manor, where the ground under the slab holds water and the slab cannot dry downward.
Mistake three: losing the expansion gap
The classic. A floating floor moves as one sheet and needs a gap — usually a quarter inch — at every wall and every vertical surface.
Ways people close it without meaning to:
- Quarter round or shoe moulding nailed down through the plank into the slab instead of into the wall
- A bead of caulk sealing the floor to a tub surround or a laundry plinth
- A heavy kitchen island or a built-in set on top of the floor rather than the floor cut around it
- Running the floor tight to a door frame instead of undercutting it
Any one of those pins the floor. On a Central Texas slab with real seasonal movement below it, a pinned floating floor buckles — usually in the first wet season, usually in the middle of the longest run.
Most manufacturers also cap a continuous run, commonly around forty feet, before a transition is required. In an open-plan house that limit arrives sooner than people expect.
Mistake four: not acclimating properly
The instructions say to acclimate, and most people leave the boxes in the garage for two days.
The garage is not the room. Acclimation means the material reaching equilibrium with the space it will live in, at the temperature and humidity it will live at — which in a Texas garage in August is nothing like the conditioned house.
Bring the boxes inside, open, laid flat, in the actual room, with the air conditioning running as it normally would.
When to stop and call someone
Three signals:
The straightedge shows more than the tolerance and the low areas are broad rather than local. Grinding a few high spots is achievable; a levelling pour is time-critical work with a working window measured in minutes.
You are gluing down rather than floating. Glue-down needs the slab tested for moisture to a standard and the adhesive chosen against the reading. That is not a DIY step and getting it wrong shows up long after the receipt.
The house is on the clay side and has foundation history. If doors have started sticking or grout has cracked recently, the floor is not the first problem to solve.
Otherwise: measure, check, and enjoy it. It is a satisfying job when the slab underneath cooperates.
