Epoxy Floor Coating vs Polyaspartic vs Polished

Three different things, often sold as one

Walk into a conversation about garage floors and you will be offered “epoxy”. Underneath that word are three genuinely different products with different failure modes.

Epoxy is a two-part thermosetting resin applied as a film. Hard, chemically resistant, and the traditional answer.

Polyaspartic and polyurea are also two-part films, from a different chemistry. They cure much faster, tolerate a far wider application temperature, and are UV stable.

Polished concrete is not a coating at all. It is progressive diamond grinding with a chemical densifier, so the finish is the slab itself.

Most residential floors here end up as an epoxy base with a polyaspartic topcoat, and the reasons are local.

The grinding decides everything

Before any of the three, one thing matters more than the product choice: the slab has to be mechanically ground to profile.

A coating bonds mechanically. It needs an open, textured surface to key into, measured against a published concrete surface profile. Diamond grinding produces that by removing the closed, burnished top layer a power trowel leaves behind.

Acid etching does not. It roughens the extreme surface while leaving the burnished layer largely intact, and it leaves residue that has to be neutralised and rinsed. Nearly every peeling garage floor we are asked to fix was etched rather than ground.

This matters especially on the boom-era slabs across this corridor. A slab finished hard and finished late — which describes a great many 2005-2015 garages here — has a very closed surface and needs more aggressive grinding to reach profile. That is real machine time and it belongs on an estimate.

Moisture, which is the other half

Moisture vapour transmission is the leading cause of coating failure on a slab, and you cannot judge it by looking or by the age of the house.

Up on the Edwards limestone through Cedar Park, Liberty Hill and Bee Cave, vapour drive through a garage slab is often low and a straightforward system performs well.

Out on the Blackland clay through Hutto, Pflugerville and Manor, the same slab can carry a genuine vapour load through a wet season. A coating applied there without an assessment lifts in sheets within a couple of summers.

The test is quick relative to the cost of getting it wrong, and it decides whether a moisture-tolerant primer or a full vapour barrier belongs in the specification.

Why polyaspartic wins in a Hill Country garage

This is the local part, and it is a genuine constraint rather than a sales angle.

A west-facing garage door in Leander or Liberty Hill in August puts the slab well outside the application temperature window for standard epoxy. A coating applied outside its window cures wrong no matter how carefully it was mixed.

Polyaspartic and polyurea tolerate a much wider temperature range. They also return to service far sooner — often same-day foot traffic and about a day before vehicles.

And they are UV stable. Unmodified epoxy ambers in daylight, reliably, and a garage with the door open through a Texas afternoon gets a lot of daylight. A floor that was grey in March and is faintly yellow by September has not failed, but it is not what anyone chose.

The usual answer here is an epoxy base coat for build and adhesion, with a polyaspartic topcoat for UV stability and speed.

Polished concrete, and when it is right

No bond line, no film, nothing to peel. It wears through use rather than failing at an interface, which over fifteen years is a different proposition entirely.

Two decisions set the look. Aggregate exposure — a cream polish keeping the surface skin, salt-and-pepper, or full aggregate showing the stone. And final grit, from a soft matte at 400 to a mirror at 1500.

It is the right answer for a workshop, a warehouse, or anywhere the floor takes rolling load and abrasion rather than chemical spill. It gives you no colour choice beyond what the concrete is, and it will not resist solvents the way an epoxy will.

Choosing, briefly

A car garage that gets hot sun: epoxy base, polyaspartic topcoat, flake broadcast if you want to hide dust.

A workshop with solvents and dropped tools: a heavier build epoxy system, mil thickness specified.

A warehouse or a large utility space: polished concrete.

Anywhere on the eastern clay: test for moisture first, whichever of the three you pick.

Common questions

Why did my garage epoxy peel?

Almost always preparation or moisture rather than the product. Either the slab was acid-etched instead of diamond ground, so the coating never keyed into a proper surface profile, or moisture vapour rising through the slab pushed the film off from underneath. Recoating without establishing which of the two happened reproduces the failure, usually on a similar timescale.

Is a garage floor kit from a hardware store worth it?

For a light-duty floor in a shaded garage, prepared properly, it can be acceptable. The problem is that the kits ship with an acid etch rather than the means to grind, and the etch is the part that does not work. If you are going to do it yourself, hire a grinder — the coating in the box is the cheap half of the job either way.

What does hot tyre pickup mean?

A tyre that has been driven on gets hot and soft, and when it sits on a coating that has not fully cured it bonds to it and lifts the film when the car moves. It is the classic failure on a floor that was driven on too soon. It is entirely avoided by observing the manufacturer's return-to-service schedule, which is why that schedule should be in writing.

Is polished concrete cheaper than a coating?

Per square foot the bands overlap heavily, so cost is rarely what decides it. Polished concrete has no bond line to fail and nothing to peel, so it lasts differently — it wears rather than failing. A coating gives you colour, chemical resistance and a sealed surface that polished concrete cannot. Choose on what the floor has to do, not on the rate.
