Hiring a Floor Leveling Contractor: What to Ask

First, work out which trade you need
The most expensive mistake in this whole subject is hiring the wrong specialist, and it happens because the symptom looks identical from inside the house.
Foundation repair moves the structure. Piers, lifting, drainage correction, stabilising the ground under the house.
Floor levelling corrects the surface — grinding high spots, filling and pouring low ones — so a finish floor can be installed to the tolerance it requires.
If the ground under your house is moving and you level the surface, you have fitted the floor to the shape the house happens to have today. The house carries on doing what it was doing.
How to tell them apart
Did other things change at the same time? Foundation movement is systemic and noisy. Doors stop latching, windows bind, trim separates from walls, grout cracks in a straight line, all within a season or two. A flooring problem is local and quiet.
Is it seasonal? A problem that appeared through a long dry summer and eased after a wet winter is ground movement responding to the drought cycle. A problem that appeared once and stayed put is more likely a placement defect.
Where is it? Structural movement shows at the perimeter and along load-bearing lines. A dip in the middle of a room with everything else sound is more likely a slab or subfloor issue — or, on the limestone shelf, a slab poured over fill that settled into a void.
Which side of the escarpment are you on? This one is genuinely diagnostic here. On the Edwards limestone through Cedar Park, Liberty Hill and Bee Cave, a slab was poured on rock and does not move — so a floor that is out of level there has been out of level since the pour, and levelling it is permanent. Out on the Taylor Marl and Blackland clay through Hutto, Pflugerville, Manor and Taylor, the slab moves with the seasons, and the same symptom means something different.
The five questions
1. What did you measure, and what did you measure it with?
The answer should involve a ten-foot straightedge across the whole floor, with deviations recorded rather than described. “It looks pretty flat” is not a survey.
For anything glued down, it should also involve in-slab relative humidity probes left the full 72 hours, and a number you keep.
2. What tolerance are you working to?
There is no universal standard of flat. Carpet is forgiving. Rigid-core plank wants roughly 3/16 inch in ten feet. Large-format tile wants closer to 1/8 inch.
A good answer names a figure and ties it to the finish floor you have chosen. A vague answer means nobody has decided what “level” means on this job, and there is no way to tell later whether it was achieved.
3. Grinding or pouring, and why?
Grinding takes down high spots; pouring fills low ones. Most floors need some of both, and the mix should follow the survey rather than a package tier.
Be sceptical of a full-room pour quoted on a limestone-side slab — that is usually grinding work, and grinding is cheaper. Be equally sceptical of grinding alone quoted on a clay-side slab that dishes across a whole room.
4. Which primer, and is it from the same system?
The primer is part of the underlayment system, not an optional extra. Using another brand’s primer generally voids the warranty on both products, and a bond failure means the pour comes back off — far worse than the pour going in.
If the answer is “we use a primer”, ask which one.
5. Have you located the post-tension tendons?
Almost every slab poured in this area since the early 1980s is post-tension: steel tendons under high load, on no predictable grid.
A pour sits on top and fastens to nothing, so it is fine. Coring, anchoring or deep grinding is not, until the tendons are located. That is a defined step with a defined cost, and a contractor who waves it away is telling you something about the rest of their process.
The timing question on clay
If you are on the eastern side, ask one more: where are we in the wet-dry cycle?
Levelling a floor at the bottom of a drought produces a floor that is out of true in the opposite direction when the ground rehydrates. A contractor who has thought about this will raise it before you do. Sometimes the right sequence is to stabilise the ground first — and sometimes the right answer is a floating floor that tolerates movement rather than a pour that tries to erase it.
