Floor Repair in Central Texas: Finding the Real Cause

Most floor repair calls are not about the floor
The single most useful thing we can tell you is this: in Central Texas, a large share of what presents as a flooring problem is the ground reporting through the floor.
That is not an attempt to send you elsewhere. It is the difference between spending money once and spending it twice, and it is worth ten minutes before you book anyone.
The drought cycle, and what it does
Central Texas runs through severe multi-year dry spells. On the eastern half of this service area — Hutto, Pflugerville, Manor, Taylor, eastern Round Rock — the ground is Taylor Marl and Blackland clay, which is highly plastic. It loses volume dramatically as it dries and swells back when the rains return.
Under a house, that means the perimeter settles through a drought and lifts again afterwards. Over a long cycle the amplitude is substantial.
What you see indoors:
- A floor that has developed a slope or a dip along one wall
- Grout lines cracking in a straight run, usually nearest a load-bearing wall
- Doors that have stopped latching, or that now bind at the top corner
- A gap opening between a door frame and the wall
- Laminate or plank seams beginning to separate along one edge
If several of those appeared around the same time, you are looking at structural movement, not a flooring defect. Replacing the floor changes nothing about it.
How to tell the difference quickly
Did anything else change at the same time? Flooring defects are local and quiet. Foundation movement is systemic and noisy — it affects doors, windows, trim and tile all at once.
Is it seasonal? A problem that appeared during a long dry summer and eased after a wet winter is ground movement. A problem that appeared and stayed is more likely a flooring or a moisture issue.
Where is it? Movement shows at the perimeter and near load-bearing lines. A dip in the middle of a room, with everything else sound, is more likely a slab or subfloor problem — or, up on the limestone, a slab poured over fill that settled into a karst void.
Which side of US-183 are you on? Genuinely. On the Edwards limestone through Cedar Park, Liberty Hill and Bee Cave, a slab was poured on rock and does not move. If a floor there is out of level, it has been since the pour, and correcting it is permanent.
The sequencing rule
If the ground is moving, address the ground first.
Grinding a floor flat, sanding a wood floor level, or setting a rigid tile field at the bottom of a drought cycle produces a floor that is out of true in the opposite direction once the ground rehydrates. The money has been spent on a shape the house is not keeping.
We ask about foundation history before quoting levelling or refinishing on the eastern side, and sometimes the answer is that we are not the right first call. That is a smaller job for us, which is why it is worth hearing.
Cupping: wait before you sand
Cupping is a moisture gradient through the board. The underside is wetter than the top, the underside swells, and the edges rise above the centre.
Here it follows the wet and dry cycle rather than a coastal humidity curve. A floor that cups after a wet spring often flattens on its own once the slab or crawl space gives up its moisture.
Sanding it flat while it is cupped removes material from the raised edges. When the board then flattens, the centre stands proud — a crown, permanent, visible in raking light across the whole floor forever.
Waiting is frequently the correct and cheapest advice, and it is advice you will rarely be given by someone eager to book the sand.
Water, and how it presents here
The water damage we attend is a supply line, a water heater or an appliance connector letting go inside a conditioned house — not a river.
The characteristic pattern is a delay. Clean water runs, travels along the slab or into a crawl space, wicks into the bottom edge of boards and skirting, and surfaces at a room perimeter days later, often in a different room from the failure.
That is a Category One clean-water loss and it is much better news than it looks. What it demands is that the extent be mapped with a meter and thermal imaging rather than by eye, because water goes further than the stain. Replacing only the obviously damaged area is how a floor gets replaced twice.
After a hard freeze, expect that call about ten days later rather than on the day.
What a proper repair looks like
Find the source. Map the extent with instruments. Dry to a moisture target rather than to a calendar. Repair only what did not recover once it is genuinely dry — which is usually less than it first appeared. Document the readings in a form an insurer will accept.
And before any of that, establish whether the floor is the patient or the symptom.
