Self-Leveling Concrete Cost, and When You Need It

What it costs
A self-levelling underlayment pour in the Leander and Austin corridor generally runs between about $2.50 and $9 per square foot. That is a wide band, and unusually, the reason is simple and mostly geometric.
Depth drives the price, not area.
You are buying material by volume. A quarter-inch skim across a room is a fraction of the bags a two-inch pour across the same room needs. Add mixing labour, and past a certain volume a pump rather than buckets, and the two jobs stop resembling each other.
So when a levelling quote looks high, the question to ask is not “why so much per foot” but “how deep, and where did that number come from”.
Grinding is often the cheaper answer
Before pricing a pour it is worth knowing that most floors do not need one.
Grinding takes down high spots. Pouring fills low ones. Most floors need some of both, and the mix is decided by a survey rather than by preference.
A slab with a few proud ridges, some trowel burnishing and old adhesive residue is a grinding job — a morning of machine time, and permanent. A slab that dishes gradually across an entire room is a pour, because grinding it flat would mean removing a great deal of concrete.
Around here that distinction maps onto geography with unusual reliability.
Up on the Edwards limestone through Cedar Park, Liberty Hill and Bee Cave, slabs were poured on rock. They have not moved. They are out of level because they were placed that way during a fast build, and that produces localised high spots — which is grinding work, and generally the cheaper line.
Out on the Taylor Marl through Hutto, Pflugerville and Manor, slabs move seasonally with the clay underneath them. That produces broader dishing and settled perimeters, which is pouring work.
If somebody quotes you a full-room pour on a Cedar Park slab, ask what they measured.
What is in the price
Material, by volume, which is the dominant cost.
Primer. Not optional and not interchangeable between systems. It controls how the slab absorbs the underlayment. Against a porous slab without it, the mix flashes off too fast; against a dense one, it may not bond at all. Using a different brand’s primer generally voids the warranty on both.
Preparation. The slab has to be clean, sound and free of anything that would break the bond — old adhesive, curing compound, dust. That usually means grinding first, which is why the two often appear on the same estimate.
Containment. Self-levelling material is liquid and it goes where liquid goes. Doorways, transitions, floor vents and any penetration have to be dammed before the pour starts.
Labour and mixing. Time-critical work. The material has a working window measured in minutes, so a large pour needs enough hands to keep a wet edge across the whole area.
Cure. Non-negotiable. Nothing goes on top until the manufacturer’s schedule says so, and rushing it is how a floor gets installed over material that has not reached strength.
The timing question on clay
This is the local part, and no national cost guide will raise it.
East of the Balcones Escarpment, a slab that is out of level is out of level because the clay under it moved. Through a long drought that clay shrinks and the perimeter settles; when the rains return it swells back.
Pouring a floor flat at the bottom of that cycle produces a floor that is out of true in the opposite direction once the ground rehydrates — with the money already spent.
That does not mean never pour on clay. It means the survey should include a conversation about foundation history: doors that have started sticking, cracks that appeared this summer, whether the house has had pier work. Sometimes the right sequence is to stabilise the ground first, and sometimes the right answer is a floating floor that tolerates the movement rather than a pour that tries to erase it.
What a good estimate looks like
It names the tolerance it is working to, and ties it to your chosen finish floor. It states the average depth it has assumed and what happens to the price if the survey was optimistic. It includes the primer by name. And it separates grinding from pouring rather than presenting one number for “floor prep”.
If it does none of those, it is a guess with a decimal point in it.
