Tile Flooring Installation: What Actually Decides It

The tile is the least important decision
People choose tile from a display board and then discover the job was about something else entirely. Four things decide whether a tile floor is still good in ten years, and none of them is which tile you picked.
One: how flat the floor is
Large-format tile — 12x24 and up, which is the current specification almost everywhere in this corridor — is unforgiving about substrate flatness in a way small tile is not.
A small tile can follow a gently undulating floor. A 24x48 cannot. It spans a dip while the tile beside it does not, and the result is a height difference at the edge that catches a bare foot and a mop.
Industry tolerance for large format is roughly 1/8 inch in ten feet. Most builder slabs in this corridor do not start there.
So the majority of the labour on a large-format job happens before a tile is set: straightedging the whole floor, grinding the high spots, filling or pouring the low ones. That work belongs on the estimate as its own line. A quote that is lower because it omits it is not cheaper — it is incomplete, and lippage is how the difference presents.
Two: what is under it, and whether the slab moves
This is the local one, and in Central Texas it changes the answer completely across about twenty minutes of driving.
West of the Balcones Escarpment — Cedar Park, Bee Cave, Lakeway, Liberty Hill, western Leander — a slab sits on Edwards limestone. It was poured on rock and it moves very little. A crack-isolation membrane there is sensible belt-and-braces.
East of it — Hutto, Pflugerville, Manor, Taylor, eastern Round Rock — the slab sits on Taylor Marl or Blackland clay, which swells through a wet season and shrinks through a dry one, every year. A shrinkage crack in that slab will find its way through a bonded rigid tile field, and it will do it along the grout line nearest a load-bearing wall.
There, an uncoupling or crack-isolation membrane is the specification, not an upgrade. It is a genuine cost and leaving it out is not a saving — it is a deferred repair with a bigger bill attached.
Same tile, same house plan, eighteen miles apart, two different jobs. Any quote that does not raise this has not thought about your slab.
Three: mortar coverage
The invisible one, and the one that separates a good setter from a fast one.
The benchmark is 80 percent coverage in a dry area and 95 percent in a wet area, achieved by combing the mortar in one direction, back-buttering large tiles, and periodically lifting a set tile to check what the back looks like.
Poor coverage leaves voids. A void under a tile is a place where the tile is unsupported, and it is where a crack starts when something heavy lands on it or where a hollow sound comes from when you tap it.
You cannot inspect this after the fact without destroying a tile. What you can do is ask a bidder how they check coverage as they go. The answer tells you a great deal.
Four: movement joints
Industry guidance requires soft joints — silicone rather than grout — at the perimeter of a tile field and at intervals across it, and directly over any slab control joint.
They are what lets a floor accommodate movement without cracking, and they are the most frequently omitted requirement in residential tiling, because they are slightly visible and grout is easier.
A tile floor with no movement joints looks better for two years and then does not.
Layout, briefly
Offset matters more than people expect on plank-format tile. Above about one third, the middle of one tile meets the end of another where the bow is greatest, and lippage becomes geometrically unavoidable regardless of how good the setter is. A third or less, or a stack bond.
Grout width is a durability decision as well as an aesthetic one. Very thin joints look clean and leave no room for dimensional variation between tiles.
Dry-lay first. Where the cut tiles land at the room edges is a decision, and it should be made deliberately rather than discovered at the far wall.
Natural stone adds two things
Sealing, because stone is porous and limestone and travertine are acid-reactive — a citrus cleaner will etch them.
Hard water. Municipal supply here comes off limestone aquifers and is very hard, so it leaves a mineral film on polished stone that reads as haze rather than dirt. Mopping with more of the same water makes it worse.
Neither is a reason to avoid stone. Both are reasons to be handed a maintenance regime at completion rather than working it out yourself in year two.
