Flooring in Lakeway, and What Sits Under It

The substrate is the easy part

Lakeway sits on the Edwards limestone with very thin soil over hard rock, and that makes the foundations here about as well behaved as any we work on. No seasonal swell, no drought shrinkage, no clay telegraphing itself into a tile field.

Which means, unusually for this service area, the ground is not the interesting question in Lakeway. The age of the house is.

Four decades of housing, four different jobs

Lakeway has been building continuously since the 1970s, and each era brings its own work.

The 1970s and 80s properties, particularly through The Hills, have typically been re-floored more than once. Layers are common — sheet vinyl over adhesive, later laminate over that — and tear-out is frequently the larger half of the job. Pre-1985 sheet vinyl with a felt backing is a testing question rather than a demolition one, and it gets settled before anything is disturbed.

The 1990s and 2000s stock is deep in the tile era: 12x12 and 16x16 ceramic through entries, kitchens and wet rooms, much of it now dated rather than damaged. Removing thinset-bonded tile from a slab is the most punishing tear-out in flooring, and it is priced as its own line rather than folded into a square-foot rate.

Rough Hollow, Serene Hills and Flintrock Falls are the newer end, and they are in or approaching the same builder-carpet replacement cycle that runs through the whole corridor.

Stepped slabs and multi-level plans

Lakeway’s terrain is genuinely hilly and the housing responds to it. Split levels, stepped slabs and multi-level plans are common, particularly in the older sections.

Two flooring consequences. Transitions multiply, and each one is a place where a floating floor needs an expansion break and where a height change has to be resolved cleanly rather than covered with whatever trim fits. And a flatness reading in one room predicts nothing about the next, so the survey covers the whole area rather than sampling.

Neither is a problem. Both are reasons an estimate here takes longer to write than one for a single-level tract house, and reasons a phone quote would be meaningless.

Wood floors and how the house is used

Lakeway has a genuine mix of permanent residences and properties used seasonally or let short-term, and the two want different specifications.

In a permanently occupied, continuously conditioned house, solid hardwood over a plywood overlay is entirely viable and it is a lovely floor. In a property that sits with the air conditioning at a holding temperature for weeks at a time, interior humidity swings hard enough that solid wood will gap and cup within a couple of seasons.

Engineered construction handles that swing. It is not a lesser floor — the wear layer is sawn hardwood and it is indistinguishable underfoot — and it is the correct answer for a building used intermittently.

We ask how the house is used before recommending wood. It is the question that changes the answer.

Stone, and the hard water that follows

Natural stone is popular here and it suits the setting. It is also porous, acid-reactive in the case of limestone and travertine, and it lives in a region with very hard municipal water drawn off limestone aquifers.

That combination produces a mineral film on polished surfaces that reads as haze rather than dirt, and mopping with more of the same water makes it worse. It is a cleaning-method issue rather than a sealing failure, and we hand over the maintenance regime at completion rather than leaving you to work it out.
