Flooring in Pflugerville, and What Sits Under It

The other side of the escarpment

Pflugerville is where our advice inverts.

Everything we say about Cedar Park, Liberty Hill and Bee Cave rests on a slab poured on rock that does not move. Pflugerville sits on Taylor Marl — a highly plastic clay that swells when it takes water and shrinks when it dries out, and it does both every single year.

That is not a defect in your house. It is the ground, and it is why post-tension slabs are the standard here: the design exists precisely to keep a slab acting as one stiff plate over soil that will not stay still underneath it.

But a slab engineered to move as a unit still moves. And what you put on top of it has to accept that.

What moves, and what it does to a floor

Through a dry summer the clay under the slab perimeter loses volume and the edges settle. When the rains come, it swells and lifts again. Over a severe drought cycle the amplitude is substantial and it does not resolve in a season.

Rigid materials report that movement. Tile is the most rigid thing in your house, so it is where the movement shows first and worst — a crack running along a grout line, usually the one nearest a load-bearing wall.

So on the Pflugerville side of the corridor:

A crack-isolation or uncoupling membrane under tile is the specification, not an upgrade. It is a genuine cost and it appears as its own line on our estimate, but leaving it out is not a saving. It is a deferred repair with a bigger bill attached.

Floating floors are a technical advantage rather than a budget compromise. A floating rigid-core plank floor is not bonded to a slab that shifts, so it accommodates that movement instead of fighting it. That is a real engineering argument and it is why the honest recommendation here is frequently plank in rooms a homeowner assumed would be tile.

Levelling, and getting the timing right

A Pflugerville slab that reads out of level is out of level because it moved, not because it was poured that way. That is the opposite of the Cedar Park situation and it changes the fix.

Grinding a floor flat at the bottom of a drought cycle produces a floor that is out of true in the opposite direction when the ground rehydrates. So on this side of the escarpment we ask about foundation history — doors that stick, grout lines that opened this summer, cracks that have appeared recently — before pricing a levelling job, and sometimes the right advice is to address the ground before spending money on flooring.

That is a smaller job for us, which is why it is worth trusting.

Moisture, and why the reading matters more here

Clay holds water. A Pflugerville slab can carry a genuine vapour load through a wet season in a way a slab poured on limestone simply does not.

For a glue-down installation that is decisive. Relative humidity probes to ASTM F2170 go into the slab and stay there the full 72 hours, and the reading decides the adhesive — or decides that a moisture mitigation coating goes down first. That coating is a real line item and it is the one most competing quotes omit, because it only becomes visible after somebody runs the probes.

Skipping it does not make the moisture go away. It relocates the consequence to about eighteen months after installation.

The replacement cycle

Pflugerville’s 1995-2015 housing is squarely in the builder-carpet replacement wave running through this whole corridor. Stone Hill, Falcon Pointe, Blackhawk and Springbrook are all deep in it.

The job is the same one repeatedly — carpet out, rigid-core plank in — but the substrate work underneath it is a different exercise from the identical-looking job in Cedar Park, and any quote that treats them the same has not looked at the ground.
