Flooring in Taylor, and What Sits Under It

Old houses on the most active ground we work

Taylor is the only address on this list that combines genuinely old housing with the deepest, most expansive clay in our service area, and that pairing produces work we do nowhere else quite the same way.

The Blackland Prairie here is deep black clay with severe seasonal shrink and swell. Through a dry summer it loses volume dramatically — you can see the cracks open in a yard — and through a wet season it swells back.

Under a modern post-tension slab that is managed by engineering. Under a pier-and-beam house from 1915, it is managed by the piers, and after a century a fair number of them have settled unevenly.

Why a Taylor floor slopes

This is the most useful thing on this page. A sloping or uneven floor in a Taylor historic house is very often a structural symptom rather than a flooring defect, and the two want completely different responses.

Through a severe drought the clay under the piers shrinks and parts of the house settle. Doors stop latching, a floor develops a slope, boards separate along one wall. When the ground rehydrates, some of it comes back.

Sanding that floor flat while it is in one state produces a floor that is out of true in the other. Laying a rigid tile field over it produces cracks. Neither is a flooring mistake exactly — it is a sequencing mistake, and it is the reason we ask about pier work, door behaviour and when the symptoms appeared before we quote anything.

Sometimes the honest answer is that the structure should be looked at first. That is the smaller job for us, and it is why it is worth hearing.

What is under the carpet downtown

Taylor’s historic core is one of only three pockets in our whole service area with genuinely refinishable original timber — the others being Austin’s pre-war neighbourhoods and Old Town Georgetown.

Longleaf pine under later carpet or sheet vinyl is a real possibility in these houses. It is denser and more resinous than modern timber, it burnishes if it is sanded at the speed a modern floor is sanded at, and every house of this age is pre-1978, which brings the EPA lead rule into scope when an original coating is disturbed. Working around that safely is a defined process with defined steps, and asking a contractor to walk you through theirs is entirely reasonable.

Restoring that floor is usually both cheaper and dramatically better than replacing it. It is worth lifting a corner before deciding.

Crawl spaces matter

In pier-and-beam construction, what happens under the house sets what the floor does above it. Ground cover and ventilation determine the moisture content of the subfloor, and the subfloor determines whether boards cup through a wet spring.

On Blackland clay, drainage around the perimeter matters more than usual — water that ponds against a house is water going into the ground that supports it. We look under the house before quoting a floor to go on top of it.

The new fringe

Taylor is also growing quickly on its edges, driven by the semiconductor investment and the supplier and services activity following it. Those are 2015-onward slabs on the same clay, and they behave like Hutto slabs: post-tension, moving seasonally, needing a crack-isolation membrane under tile and benefiting from floating rather than bonded floors.
