One city, two different foundations

Austin is the only place in our service area where the Balcones fault runs through the middle of the addresses we work at, and it is the reason advice that is correct in one neighbourhood is wrong four miles away.

West of the fault — roughly west of MoPac, through Barton Hills, Great Hills and out to Steiner Ranch — is Edwards limestone. Thin soil, hard rock, steep lots. Slabs there sit on stone and essentially do not move.

East of it — through Mueller, east of I-35, and out toward Manor and Del Valle — is Austin Chalk giving way to Taylor Marl and the Blackland. Expansive clay that swells and shrinks with the season, and slabs that genuinely move through a drought cycle.

Two houses on the same builder’s plan, one either side of that line, need different flooring decisions. We ask for the address before we say anything useful about a slab.

The pre-war core is where the wood is

Austin holds nearly all of the genuinely refinishable hardwood in this service area, and it is concentrated in a handful of neighbourhoods: Hyde Park, Travis Heights, Clarksville, Rosedale, Allandale and the older parts of Crestview.

Those are 1900s to 1940s houses, most of them pier and beam over a crawl space, and a great many of them have original longleaf pine or early oak underneath carpet that went down in the 1970s. Restoring that floor is usually both cheaper and dramatically better than replacing it, and it is the one job in this metro where the phrase “they don’t make them like that any more” is literally true.

Two things follow from the age. Longleaf pine is denser and more resinous than modern timber and it burnishes if it is sanded at the speed a modern floor is sanded at. And every one of these houses is pre-1978, which brings the EPA lead rule into scope the moment a machine touches an original coating. There is a published method for working safely around it, so it changes the sequence rather than blocking the job — but it is worth hearing a bidder describe theirs before they start.

Crawl spaces are part of the specification

In the pier-and-beam stock, what happens under the house determines what the floor does on top of it.

Ground cover and ventilation set the moisture content of the subfloor, and the subfloor sets whether boards cup through a wet spring. A wood floor installed over an unmanaged crawl space is a cupping complaint waiting for a rainy season, and no amount of care with the finish prevents it.

We look under the house before quoting a floor to go on top of it. In an Austin bungalow that is not thoroughness for its own sake — it is where the answer is.

Sanding, and when to wait

On the eastern side of the city, a floor that has developed a slope or a crown may be reporting a foundation symptom rather than a floor defect. Through a long dry spell the clay under a slab perimeter shrinks and the structure settles; when the rains return, some of it reverses.

Sanding a floor flat at the bottom of that cycle produces a floor that is out of true in the opposite direction eighteen months later. Where a house shows recent changes — doors that have started sticking, grout lines that opened this summer — we would rather establish why before spending your sanding budget.

Rentals and turnover

Austin has an enormous rental and short-term-let market, and a turnover floor is a genuinely different specification problem from an owner-occupier’s. A durable mid-grade product replaced on a known cycle frequently beats a premium floor that takes one bad guest and needs repair anyway.

We are happy to quote either. It is worth saying which one you are, because it changes the honest recommendation completely.
