Flooring in Bee Cave, and What Sits Under It

The best tile ground in our service area

Bee Cave sits up on the Edwards Plateau on some of the most stable ground we work over. Very thin soil, hard limestone close to the surface, and slabs that were poured on rock.

That matters more for tile than for anything else, and it produces a genuinely different recommendation here from the one we give thirty miles east.

A large-format porcelain field or a natural stone floor is rigid. It cannot accommodate a substrate that moves. Out on the Taylor Marl through Hutto and Manor, that is why a crack-isolation membrane stops being an upgrade and becomes the specification — because a slab that shrinks through a drought and swells through a wet season will find its way through a bonded rigid field.

Here, the slab is not doing that. A membrane in Bee Cave is sensible belt-and-braces and we will happily specify one, but it is insurance rather than a requirement. Large-format tile and stone are simply more viable here, and that is a geological fact rather than a sales position.

Flat is still the hard part

Stable is not the same as flat, and large-format tile is unforgiving about the difference.

A twelve-inch tile can follow a gently undulating floor. A twenty-four by forty-eight cannot — it spans the dip while the tile beside it does not, and the result is lippage at every edge that catches a bare foot and a mop. The industry tolerance for large format is roughly 1/8 inch in ten feet, which is tighter than most builder slabs in this corridor start out at.

So most of the labour on a Bee Cave tile job happens before a tile is set: straightedging the whole floor, grinding the high spots, filling the low ones. That work is itemised on our estimate. A quote that comes in lower because it does not include it is not cheaper — it is incomplete, and the difference shows up as lippage.

Layout matters too. On a plank-format tile, an offset above one third makes lippage geometrically unavoidable regardless of how good the setter is, because the middle of one tile meets the end of another where the bow is greatest. A third or less, or a stack bond. That is decided before anything is cut.

Custom houses, custom problems

Bee Cave has a strong custom and semi-custom component through Spanish Oaks, Uplands and Homestead, and custom houses bring specification decisions that tract houses do not.

Wide-plank white oak comes up constantly here, and it is worth being direct about. Wood moves across its width, not along its length — a seven-inch board moves more than twice as much as a three-inch strip for the same change in moisture content. Central Texas runs from a humid May to a January with the heat on and indoor humidity in the twenties.

In wide plank, engineered construction is not a compromise. It is the answer to that specific problem, and a good engineered floor in a seven-inch board will look better in February than a solid one will.

Grinding on shallow rock

The recurring caution wherever a slab sits directly on limestone: the concrete is often thinner than the drawing says, and the reinforcement sits closer to the surface than expected.

Taking down a high spot without knowing that is how a grinder finds steel. We survey before we grind. It is a slower first hour and a much cheaper afternoon.

Post-tension slabs

Standard here, as everywhere in this corridor built since the early 1980s. Nothing gets cored or anchored until the tendons are located, and that step appears on our estimate with its own cost. It is not a caution to be talked out of.
