Flooring in Liberty Hill, and What Sits Under It

The newest slabs we work on

Liberty Hill has been one of the fastest-growing places in Texas over the last decade, and it means the average house here is younger than almost anywhere else in our service area.

That produces a flooring problem that sounds counter-intuitive: a very new slab is not necessarily a ready slab.

Concrete continues to release moisture for months after it is poured, and a house completed in spring and sold in summer can easily have a slab that has not reached equilibrium. Where a homeowner then wants to swap the builder’s carpet for glued-down plank in the first year or two, the relative humidity reading genuinely matters. It is the one place in this corridor where we most often come back with “not yet, and here is the number”.

The probes take 72 hours and the reading is yours to keep. It is far cheaper than an adhesive failure eighteen months in.

Poured on rock

Liberty Hill sits up on the Edwards Plateau with very thin soil over hard limestone. On a good many lots the rock is visible from the driveway.

Slabs poured on that do not move. There is no seasonal swell, no drought shrinkage, and none of the clay behaviour that dominates the eastern half of our service area. If a Liberty Hill floor reads out of level, it was placed that way — which means grinding corrects it permanently rather than temporarily.

The related caution is the same one that applies anywhere a slab sits on rock: the concrete is frequently thinner than the drawing says and the reinforcement sits closer to the surface than expected. We survey before we grind rather than discovering it with a machine.

Acreage, and what that changes

A lot of Liberty Hill is genuinely rural — larger lots, longer driveways, properties outside the city limits under Williamson County rather than city inspection.

Two practical consequences. First, access. A refinishing job means being on site on consecutive days including the coating days, and out past the far edge of the county that is a scheduling reality rather than a preference. We are straightforward about where our limit is.

Second, well water. Many properties out here are on private wells rather than municipal supply, and Hill Country well water is harder than the city water we deal with elsewhere — often with dissolved iron on top of the calcium.

That matters more than it sounds. On natural stone and polished porcelain it leaves a mineral film that reads as haze; on light-coloured grout, iron content can stain over time. It is a maintenance and cleaning-method question, and it is one we cover at handover rather than leaving you to discover it.

Rainwater collection

A meaningful number of Hill Country properties out here run rainwater collection alongside or instead of a well. Collected rainwater is soft — the opposite problem — and it is genuinely kinder to stone and to hard-surface finishes.

If your house is on collected water, say so. It changes the cleaning advice we hand over, and it removes a maintenance headache we would otherwise warn you about.
