Flooring in Volente, and What Sits Under It

A very small place with very variable ground

Volente is one of the smallest addresses on this list and one of the least predictable underfoot.

The ground here is Colorado River terrace — old river gravels and sands laid down when the river ran at a different level. Unlike the Edwards limestone shelf that covers Cedar Park and Liberty Hill, terrace deposits are not uniform. Depth varies, the mix of gravel to sand varies, and drainage varies substantially from one lot to the next.

The practical consequence is that two neighbouring properties can genuinely need different substrate work, and knowing what happened at the house next door tells you less here than it would almost anywhere else in our service area. We survey the specific slab rather than reasoning from the street.

The good news is that terrace ground drains well. It does not hold water and swell the way the Taylor Marl clay east of the escarpment does, so the seasonal slab movement that governs our Hutto and Pflugerville work is largely absent here.

Cut and fill

Volente’s building lots are steep in places, and a fair number were produced by cutting into the slope and filling to make a level pad.

Where a slab sits partly on undisturbed terrace and partly on fill that has consolidated over the decades since, the result is localised settlement — a dip through one room, with the rest of the house perfectly sound and every door latching normally.

That is a very different problem from general foundation movement and it has a very different remedy. It is also frequently misdiagnosed. If your floor has a dip in one specific area, mention it at the survey, because it changes what the correct correction is.

Empty houses and long-running leaks

Volente shares the Lake Travis pattern: a meaningful share of the housing is used seasonally or let short-term, which means a supply line that fails does so with nobody in the building.

The water damage work here is consequently about extent rather than about severity. Clean water from a burst line travels along a slab and under boards well past the visible stain, and it surfaces at a room perimeter days after the event. Mapping that with a meter and thermal imaging before deciding what comes out is the difference between replacing one room and replacing three — or between replacing one room once and replacing it twice.

Drying gets run to a moisture target rather than for a fixed number of days, and the readings go into a form an adjuster will accept.

The unconditioned interior

The same seasonal occupancy that makes leaks worse also makes solid hardwood a poor choice here.

A house that sits with the air conditioning off through a humid Hill Country August and is then cooled hard for a long weekend puts its floors through swings a lived-in house never sees. Solid wood responds with gapping and cupping within a couple of seasons.

Engineered construction, rigid-core plank or tile are the right answers for a property used that way. We would rather say so at the estimate than fit the wrong floor beautifully.

Access

Volente’s approaches are narrow and steep in places. It affects material delivery and it occasionally affects which machines can reach a house, particularly for grinding work. It is not an obstacle, but it is worth us knowing at the survey rather than on the morning.
