Where the surprises are

Jonestown is a small place with an unusually wide range of building ages, and that shapes the work more than the geology does.

A 1960s or 70s lakeside cabin here has typically been re-floored two or three times without anything ever being taken back to the substrate. What you find when a floor finally comes up is layers: sheet vinyl over an older adhesive, laminate over that, sometimes a plywood underlayment sandwiched in between with staples every four inches.

That makes tear-out the larger half of the job on the older properties, and it makes an estimate written without lifting a corner an optimistic one. Where we can, we lift a section at the survey rather than guessing.

One specific caution on the older stock: pre-1985 sheet vinyl with a felt backing is not a demolition question. It is a testing question, and it gets answered before anything is disturbed rather than after.

The empty-house problem applies here too

Like the rest of the Lake Travis north shore, a meaningful share of Jonestown housing is second homes and rentals that sit unoccupied between visits.

Interior humidity swings much harder in a house where the air conditioning is off for a fortnight than in one that is lived in, and wood floors respond to that with seasonal gapping that an occupied house never shows. For a property used that way, rigid-core plank or tile in the living areas and engineered rather than solid wherever wood is wanted is the correct specification rather than a compromise.

Water losses run longer here

A burst supply line in an occupied house is discovered in hours. In a house that is visited every third weekend, it runs.

That is the single most common reason we are called to Jonestown, and it is why the first step is always mapping the actual extent with a meter and a thermal camera rather than working from where the stain shows. Water travels along a slab and under boards well past the visible mark, and replacing only the obviously damaged room is how a floor gets replaced twice.

Rock, fill and stepped ground

The bedrock is Marble Falls limestone and it is stable — none of the seasonal clay movement that dominates the eastern half of our service area happens here.

What does happen on these slopes is shallow fill. Where a lot was cut and filled to produce a building pad, a slab may sit partly on rock and partly on fill that has consolidated over decades. That produces localised settlement in an otherwise sound house: a dip in one room, doors that latch perfectly everywhere else.

That reads like a foundation problem and it usually is not a general one. Telling the difference decides whether you are looking at a targeted correction or a much larger conversation, and it is worth establishing before any money goes into flooring.
