The unconditioned house problem

Lago Vista’s flooring problem is not geological. It is behavioural, and almost no flooring company will raise it with you.

A great many houses here are second homes, weekend places or short-term rentals. They sit empty between visits, and when they sit empty the air conditioning is turned off or set to a holding temperature far above what a lived-in house runs at.

That means the interior climate swings far harder than in a permanently occupied home. Relative humidity climbs through a wet Hill Country summer with no dehumidification from the air conditioning, then drops sharply when someone arrives and runs the system flat out for a weekend.

Wood floors hate that. Solid hardwood in particular moves with every swing, and gapping that would never appear in an occupied Cedar Park house shows up here within two seasons.

The honest recommendation for a property that sits empty is rigid-core vinyl plank or tile in the main living areas, and engineered rather than solid wherever wood is wanted. That is not a downgrade — it is the correct specification for how the building is actually used, and it is a conversation worth having before the material is ordered rather than after the first summer.

Steep lots and stepped foundations

The shoreline here is genuinely steep, and it produces foundations we do not see much of elsewhere in the corridor: stepped slabs, split levels, and pier-supported sections where the ground falls away.

Two consequences for flooring. Transitions multiply — a house on three or four levels has that many more thresholds to detail, and each one is a place a floating floor needs an expansion break. And a level reading in one room tells you nothing about the next one, so the flatness survey has to cover the whole area rather than sampling a convenient room.

The bedrock underneath is Marble Falls and Ellenburger limestone rather than the Edwards shelf that covers Cedar Park and Georgetown. Practically it behaves the same way: hard, stable, and not the source of your floor’s problems.

Water damage in an empty house

This is the failure we attend most often out here, and the reason is simply that nobody is home.

A supply line or an appliance connector lets go on a Tuesday. The house is empty until Friday. Clean water runs across the slab, wicks into the bottom of boards and skirting, and by the time anyone opens the door it has travelled well beyond where the stain shows.

It is a Category One clean-water loss, which is much better news than most people assume when they first see it — but the extent has to be mapped with a meter and a thermal camera rather than by eye, because water goes further than the mark. And drying has to be run to a moisture target rather than for a fixed number of days.

A leak detection shut-off valve is not something we sell, and it is the single best thing an absentee owner in Lago Vista can install.

Mixed housing ages on one street

Lago Vista has 1970s and 80s cabins sitting alongside 2000s-onward permanent homes, frequently on the same block. That matters at tear-out: the older properties may have layered floors, and pre-1985 sheet vinyl with a felt backing is a testing question rather than a demolition one. It gets answered before anything is disturbed.
